Housing in Vanteaux

Student housing near the Vanteaux campus

Student studio, university residence, family flat or town house: the Vanteaux campus area offers a varied range of rentals. Here's how to find the student home that fits your profile and budget, right next to the Vanteaux campus and the teaching hospital.

01

Why live in Vanteaux?

Vanteaux brings together assets that are rare for a Limoges district: the immediate proximity of Dupuytren teaching hospital and the university campus (FLSH, ENSA, IFSI, ILFOMER), a preserved green setting, a calm residential feel, local shops and functional public transport.

This combination makes the district sought after all year round, with tight rental demand especially at the start of the university year in September. Starting your search in the spring or summer beforehand gives you the pick of the best opportunities.

02

Which type of home?

One-bedroom flats (T2)
~€450 to €600/month incl. charges

Ideal for a couple or a flatmate. A bedroom separate from the living room, open or closed kitchen depending on the property. Parking often available in the district.

πŸ›‹οΈ
Two/three-bedroom flats (T3/T4)
~€600 to €850/month incl. charges

🏑
Detached houses
~€900/month incl. charges and up

A largely detached-housing district, Vanteaux has many individual houses with gardens. A tight market, with few available to rent.

A note on prices. These ranges are indicative and vary with size, condition, energy performance (DPE) and fittings. A new or renovated home rated energy class A or B will be at the top of the ranges; an older property at the bottom.

Which home for which profile?

To help you find your way around the network, here are our recommendations by situation:

πŸŽ“
Health student
β†’ E-Magine or a student residence

For students in medicine, pharmacy, IFSI or ILFOMER, the priority is being close to the hospital and campus. The residences offer good value with services included.

πŸ“š
Arts / humanities student
β†’ E-Magine or Studio Limoges

For FLSH or ENSA students, aim for a home a 10–15 minute walk from the Vanteaux campus. Self-contained studios or a residence, as you prefer.

🩺
Junior doctor or hospital staff
β†’ E-Magine or Begip

To keep travel to Dupuytren teaching hospital short, aim for Vanteaux or Isle. E-Magine for a secure studio near the hospital, or a one-room/one-bedroom flat via Begip for more space.

The rental process

Renting in Vanteaux follows the French legal framework. Here are the main steps:

1. Put together your file. ID, proof of address, your last 3 payslips (or a certificate of enrolment for students), tax notice, bank details (RIB). For students: a parental guarantee (with the same documents) or the Visale guarantee.

2. Viewing the home. The agency or landlord arranges viewings. In Vanteaux, with strong rental demand at the start of term, viewings may be grouped: have your complete file ready to bring along.

3. Signing the lease. A 1-year renewable lease for furnished homes, 3 years for unfurnished. Begip agency fees: €130 all-in. A check-in inventory is compulsory.

4. Security deposit. Equal to 1 month's rent excluding charges (unfurnished) or 2 months (furnished). Returned within a month of the lease ending if there is no dispute.

5. Setting up. Sign up for an electricity contract (EDF, Engie or another), get an internet box, declare your tenancy to the CAF for housing benefit, and change your address with La Poste.
